The HBA's 2010 Builder of the Year, James Moline, typically builds homes that start around $300,000. They are quality homes, with extra touches that make them worth every penny. So, when he announces a new development of villa homes priced at just $119,900, what can you expect to receive?

On top of that, the City of Toledo is offering a 15-year tax abatement that can save a homeowner as much as $30,000 over the life of the abatement.

The neighborhood, Brooklynn Park, is now under development. Located off Dorr Street just west of Holland-Sylvania Road, it will feature a community center for its residents, landscaped common areas, and two picturesque ponds. It is close to shopping, dining, and entertainment, and has easy access to expressways.

The neighborhood has been specifically designed for adults aged 55 and older. The homes are handicapped accessible, with no stairs anywhere in the homes and grab bars in the bathrooms, as well as wide doorways for easy wheelchair access. A low monthly homeowners' association fee covers trash pickup and maintenance of common areas, as well as lawn care and snow removal – you won't ever have to concern yourself with these chores again!

A community center will be built here as well. At more than 2,000 square feet, it will have a full kitchen and plenty of room for socializing and entertainment. Large open spaces, two attractive ponds and wooded areas encourage walking throughout the neighborhood.



Each home interior will be completely customized to the owner's taste. A covered porch welcomes guests. Inside, ceilings rise nine feet and are topped by white crown molding. The living room is generously sized, and is open to the dinette. To the right is a bedroom with a ceiling fan and a double closet. A coat closet and full bath are nearby.

Premium Nu Wool insulation provides an effective fireproof and soundproof barrier between homes.



James Moline Builders are known for their energy efficient construction – in fact, they have been an Energy Star partner since 2002, and are committed to 100% Energy Star homes. Each of the homes in Brooklynn Park will feature Owens Corning 30-year architectural shingles, royal Crest siding, and Anderson Windows. The estimated heating cost is just $701 per year, and the cooling cost is estimated to be $107 annually.

Ground will be broken at Brooklynn Park beginning March 1. Three homes have already been sold in this new neighborhood; a total of 94 homes will make up Brooklynn Park. Financing is available through Waterford Bank, or you may use your own lender.

The homes at Brooklynn Park are offered at $119,900, but will be offered through January 31 to the next nine homebuyers who sign a contract to build here at just $109,900 – a $10,000 savings!
