    The Sanctuary is a picturesque residential community in southwest Perrysburg along the rolling terrain of the banks of the Maumee River. Formerly the 375-acre preserve of the Divine Word Seminary, The Sanctuary has flourished since its inception and has winding roads, architecturally significant homes and enhanced entrances. Carefully designed by Retreat Associates, Inc., The Sancuary preserves the natural landscape with curving roads to protect mature trees and spacious lots. This thoughtful design has enhanced the beauty of the stately development. Private streets showcase West River Road and the beautiful two and a half acre natural pond with homeowner access. There are three ponds in The Sanctuary.

    The Sanctuary Communities were developed by Retreat Associates, Inc. in 1994. A small group of executives composed of Tom Forrester, Dick Wehrle, Edward Bryant and Chris Finkbeiner bought the 375-acre site from the International Society of Divine Word. The campus was used as a seminary for training priests. The Sanctuary has succeeded gracefully by preserving the “retreat” atmosphere of the seminary.

    Plat 6A, which opened in December, 2013, is an example of this continued success. Plat 6A consists of 13 oversized lots on the heavily wooded Reserve Drive. The backs of the lots are in a valley that borders a natural stream with access to a walking path. The walking path winds among towering trees along the creek for a mile, accessing other plats in The Sanctuary. One lot sold in December and there are 12 lots remaining for sale.

    The Sanctuary has a proven record of maintaining house values. For the calendar year ending 2013, the average home resale price in The Sanctuary was $560,000 and the average lot sale price was $90,000. These were the highest prices for any development in Northwest Ohio selling more than 10 lots per year.

    Numerous stately homes dot the landscape of The Sanctuary Communities with several homeowners commuting 30 to 40 miles to their workplace. This commute is possible thanks to the solid infrastructure of Northwest Ohio. The Sanctuary appeals to a wide range of people, many of whom commute from home to places as far away as Norwalk, Fremont, Findlay, Defiance and Adrian, MI. Sanctuary resident Brian Roe, owner of All Metals Inc., drives daily to Adrian and enjoys the 50-minute commute.

    “I love the peaceful setting of our residence in The Sanctuary, and the drive to Adrian up US 223 is relaxing,” he says. Neighbors Ellen and Robert Marks agree that the beauty of the natural two and a half acre pond is a magnificent backdrop to their home. The Marks say, “The Sanctuary is so quiet and peaceful, and our three daughters love it.”

    The Sanctuary has three homeowner associations (HOA) to help manage and maintain the beauty of the development. The annual dues for each HOA have been maintained at a very low level since their inception. The Sanctuary South HOA dues are $242 per year, the Sanctuary in The Woods HOA dues are $250 per year, and $500 per year for the Sanctuary North.Joe Huber plays a major role in helping the Sanctuary HOA to run smoothly.

    Joe is a perfect example of The Sanctuary volunteer who makes this development the highest quality. With his leadership, the association has maintained exceptional landscaping at the entrances, and walking paths, and he works diligently to keep streets free of dirt and debris at construction sites. “It is a labor of love, and my wife and I have decided to retire here in The Sanctuary even though we have lived all over the world. The Sanctuary is a great community,” said Mr. Huber.

    The Sanctuary has primary entrances off West River Road, Roachton Road and Hull Prairie Road.
