This family-sized home has room for everyone, with five bedrooms, a large backyard, a family room and more. To be sold to the highest bidder at auction October 18, you can preview it this weekend and next.

The first thing one notices upon entering the home at 4413 Sadalia Road is the size. The living room, to the left off the foyer, seems to go on forever. Walk the length of the living room, turn to the right, and enter the dining room. Already a sizable 240 square feet, it has a bay window that extends the room into the back yard.

And on and on. Each room seems larger than the last, all adding up to nearly 3,000 square feet of living space.

From the outside, the home doesn't appear as large as we've described here. Clad in brick, with wood siding and shutters, it feels like an average-sized house. But, as so much real estate advertising proclaims, you really do have to “get inside” to appreciate this home.

Built in 1968, it has never before been offered for sale. This home has been lovingly cared for, and is in excellent shape.

The kitchen is a convenient U-shape, with the refrigerator, stove, and sink all easily accessible. A peninsula offers extra counter space, and there is an area for a dinette set. Sliding doors from the informal dining area open to a spacious screened porch with a ceiling fan – an ideal place for summer picnics.

A back hall from the kitchen leads to the three-car garage, a powder room, and a mudroom with a door to the backyard.

At the end of the hall is a large family room. Wood-paneled, with a wall of built-in shelves and cabinets, it contains an impressive woodburning fireplace with a brick surround and raised hearth. A pegged hardwood floor completes the rustic look of this space.

A staircase off the kitchen leads to the clean, full basement. A large clothes chute means you'll never have to carry laundry downstairs. One small room here contains a workbench.

The second story of the home is reached via a staircase off the foyer. To the right is the first of five bedrooms, and the one with the most closet space. One average-sized double closet is next to a very spacious walk-in closet.

Between this room and the next is a substantial linen closet. The next bedroom, overlooking the backyard, also boasts a walk-in closet. This room has an ensuite half bath; it is plumbed for a shower, and one could easily be installed here.

A hall bath has a double vanity in white and tile flooring. A privacy door separates the vanity from the tub and commode.

A bedroom to the left, overlooking the front of the home, has a small walk-in closet.

Next to this is a very generous bedroom with a double closet. The master suite, overlooking the backyard, has a deep double closet and a small private bath with convenient grab bars.

The deep backyard has both shady and sunlit areas. Flowering trees and shrubs will make this a showplace in the spring.

The home has a Toledo address, but it is in Sylvania Township's popular Rudgate In The Woods neighborhood and in the Sylvania school district. All appliances stay with the home, including a newer refrigerator and washer and dryer.

The home at 4413 Sadalia Road will be offered at auction Sunday, October 18 at 1 p.m. by Beth Rose Auction Company, LLC, with a preview and onsite registration beginning at noon. It will be open Sunday, October 4 and Sunday, October 11, from noon to 3 p.m. All prospective bidders must register, and a $5,000 cashier's check is required to bid. For complete terms and conditions, visit www.bethroseauction.com or call 419-534-6223.
