Brownstone Row Development has created a beautiful home with a traditional look that blends perfectly with its Ottawa Hills neighborhood, yet has all the amenities found in upscale new construction.

The home at 2 Stableside South in Ottawa Hills fits so perfectly with its environment – a long-ago horse farm – that you almost forget the home is nearly brand new. Designed by architect Todd Kime of Kime Design and built just two years ago by Brownstone Row Development Ltd., it has a very traditional look, but incorporates all the energy-efficiency and amenities favored in newer homes. Interior design was the work of Christina Glaser from Glaser Interiors.

The exterior has wood-look cement board siding with a cultured stone wainscoting. A stone tower emphasizes the height of the home, and carriage-style garage doors add to its classic look. An outsized carriage light hangs next to the front door.

Inside, the foyer rises as high as that tall tower, with a slate floor patterned to resemble a rug. A closet here is ready to receive guests' coats. Enter into the great room, which encompasses the kitchen and dining room.

Maple hand-scraped floors are elegant, and look beautiful with the kitchen's birch cabinets. A large square island in the center of the kitchen is topped by granite, as are the rest of the counters. Hand blown pendants illuminate the space over the island, with recessed lights throughout the kitchen.

The kitchen is large enough to encompass a full size refrigerator and a full size, stand alone freezer. Off the kitchen are a spacious pantry and a mudroom leading to the multi-car garage.

The dining room features a veranda linear chandelier, appearing to be a row of candles above the table. Nearby is a powder room with a charming washstand-style vanity. Sliding doors lead to the backyard's poured concrete patio with stamped border. Shaded by a large maple tree, it is a great space for entertaining.

French doors lead from the great room to the living room. The focus of this space is the high efficiency gas fireplace, with its slate hearth and elaborate molding on the glass tile and white wood surround. Relax here and enjoy the flat screen television mounted above the fireplace, or settle back for a movie – a large screen descends from the molding above the fireplace at the touch of a button, transforming this room from a living room to a theater. A vaulted ceiling here adds to the drama, and surround sound completes the experience. Built-in bookcases on either side of the fireplace display your books and treasures, while the cabinets below hide your audio and television components.

A staircase near the kitchen rises to the second floor, where a generous landing could be used as a sitting area. A hall leads straight back to the owner's retreat. To the left is a large walk-in closet; to the right, a spacious master bath. Noce travertine tile covers the floor, the surround of the jetted tub, and the interior of the walk-in shower. Dual furniture-style vanities add a touch of elegance. The master bedroom is quite large, with a vaulted ceiling and uplighting from sconces.

Two secondary bedrooms, each with its own walk-in closet, share a hall bath. A raised double vanity and large linen closet offer ample storage.

The home has a full finished basement, with a separate family room, workout space, and powder room. A laundry room here includes a handy utility sink and cabinets.

The three and a half car garage includes one bay which has been finished for use as a home office. For classic car buffs, it could be the perfect space to indulge in a restoration project. The other bays have an epoxy floor.

This home, just two years old, has the fine finishes and moldings typically found in much older residences, such as six-paneled gloss black doors and sand-cast interior hardware. The builder's own home, it has never before been offered for sale. It is located in the Ottawa Hills School District, rated first in 2008 and second in 2009 among the best school districts in the State of Ohio.

The home at 2 Stableside South by Brownstone Row Development Ltd. is offered at $449,000. It is shown by appointment only by calling Lance Tyo of ReMax Preferred Associates at 419-720-5656.
