Nothing succeeds like success, they say, and it’s very evident in the Village of Brookhaven in Perrysburg.  While construction has stalled in other neighborhoods, this one is booming. Let’s look at all the reasons why:

It’s in a great location, near Perrysburg High School and Levis Commons. It takes only a few minutes to get to the expressway for trips farther afield.

The builder, Saba Custom Homes, includes multiple standard features that other builders only offer as options. Granite countertops, a kitchen island, a garden tub, tray ceilings, a full basement, and many, many other features are automatically included.

The houses are solidly built.  You won’t hear creaking floors as you walk through a Saba home.

This week’s featured home, 4358 Morgan Place, is Saba’s Addison floor plan. The exterior is red brick and taupe vinyl siding, with bright white trim that really pops. Now under construction, when finished, the home will feature a poured concrete walkway to the covered front porch.

The front door is flanked by sidelights. Inside, the foyer floor is covered in oversized ceramic tile with the look of stone. To the right is a closet ready to receive guests’ coats.

To the left is the dining room. White baseboards are a deep 7 ¼ inches. A butler’s pantry, located between the dining room and kitchen, provides a staging area for your dinner parties.

An abundance of windows in the great room allow plenty of natural light.

Off the foyer is the great room. Rising two stories, it has a wonderful corner fireplace with a white wood mantle and tile surround. Tall windows look out over the front and back, and a single window is positioned above the fireplace, letting in abundant natural light. In fact, even with our recent inclement weather, this room still appears light-filled.

The great room is open to the kitchen. There is space here for informal dining, with a great view of the backyard through mullioned sliding doors.

The kitchen is both stylish and practical, with durable maple cabinets finished with a java stain. Brushed nickel hardware gleams. Santa Cecelia granite countertops from Brazil offer a lovely contrast to the dark cabinetry.

A door leads to the full basement -- drywalled and plumbed for a full bath. Nearby is the deep kitchen pantry, and down a back hall are a powder room, a double closet, and access to the two and a half car garage. Built-in lockers are ready to help a busy family stay organized through every season.

A staircase off the foyer leads to the second story of this fabulous home. The newel post and rail are in the same java stain as the kitchen cabinets, and are a perfect contrast to the white balusters. The landing creates a balcony overlooking the great room.

Upstairs two bedrooms boast tray ceilings and double closets. A third bedroom has a vaulted ceiling and a large palladian window overlooking the front. A double closet here provides ample storage.

These three bedrooms share a full bath.  The dark double vanity and granite countertop are quite chic.

At the end of the hall is the owners’ retreat. A deep tray ceiling uses a quiet fan for gentle breezes. The spa-like master bath is remarkable for its interesting vaulted ceiling. A step-in shower is nestled next to a deep soaking tub. Above it is a glass block window, allowing abundant natural light while affording privacy. A walk-in closet is quite large. A private water closet, as well as a long double vanity, makes this an ideal space for two.

Currently, Saba Custom Homes is taking reservations on lots in the new Plat V in the Village of Brookhaven.  These premium lots will back up to a three-acre park, and will be available in June.

The home at 4358 Morgan Place is offered at $244,850. The home across the street, 4347 Morgan Place, is offered at $268,850. Both homes will be open this Sunday from 2 p.m. to 5 p.m., or by appointment by calling Rick Prokup of The Danberry Company at 419-345-8311. The Village of Brookhaven is located off Five Point Road in Perrysburg.
