Lucas, Wood counties see home sales increasing

July total climbs 11% from a year earlier

Sales of single-family homes in Lucas and upper Wood County rose 11 percent in July over the same month last year.

In its monthly report, the Toledo Board of Realtors said 479 homes were sold in July, for a total of 3,036 in the year’s first seven months. That’s 6 percent higher than the number of sales through July, 2012.

The average sales price in July was $132,142. That’s down about 3.5 percent from June, but up 13 percent from July, 2012.

On the year, the average sales price is up 9 percent to $116,619.

The board said the number of new listings rose to 795 last month from 698 in July, 2012. However, the number of total active listings decreased slightly year-over-year to 4,073.

The data also show that sellers are getting most of their asking price. In June, sellers got 96 percent of list price, while in July they got 95 percent of list price.

For the entire Multiple Listing Service area in northwestern Ohio, there were 681 sales in July, a 12 percent increase over last year. The average price of those homes was $125,446, up 14 percent.
