The number of foreclosure-related filings in the four-county Toledo area was 31 percent lower in September than it was in August, and 28 percent lower than it was a year earlier, according to RealtyTrac, a California-based real estate data firm.

There were 542 homes in some stage of the foreclosure process in September, down from 784 in August and 755 in September, 2012.

RealtyTrac says its report incorporates documents filed in all three phases of foreclosure: default, notice of trustee’s sale or notice of foreclosure sale, and real estate owned properties — those that have been foreclosed on and repurchased by a bank.
