Waterville moves ahead with plans for business park
7/19/2006The village of Waterville held a ceremonial groundbreaking for the Fallen Timbers Business Park last week, and plans to call a special meeting in the next two weeks to discuss plans for the village-owned land south of the project.
As part of a deal made a year ago, the village is paying for the infrastructure at the site, including a new road that will run from Dutch Road through the 30-acre business park to the village land.
In May, village council awarded a $1.3 million contract for infrastructure work, including water lines, storm and sanitary sewers, and the new, two-lane Choctaw Drive.
The work should be completed late this year.
The contractor, Vernon Nagel Inc. of Napoleon, Ohio, will also build a left-turn lane on Dutch Road into the development, which is between Waterville-Monclova Road and U.S. 24.
Village Administrator Jim Bagdonas said that the new road will end in a traffic circle on the village property, with three road stubs for future extensions.
"For now the roundabout will function as a cul-de-sac," he said.
The utility services will also extend into the village land.
The village bought the 120 acres of farmland in 2000 for $788,500, but has not yet decided what to do with the property.
Councilman Lori Brodie suggested holding a meeting to discuss the property.
Mr. Bagdonas said that with the time that has passed since the land was purchased, and the development that has occurred in the village, the village should take a fresh look at the land.
"There isn't any tremendous urgency," he said.
The business park, which is zoned as a planned business park, is owned by Thomas Duvall. He has divided it into four lots, three of which can be subdivided later.
Duvall Woodworking is on part of a 7.9-acre lot; the other three lots are 8.9, 8.7, and 1.8 acres. He is seeking tenants, according to Mr. Bagdonas.
