Sylvania Township: Development rules set

Regulations putting new controls on developers seeking approval of planned unit developments have been approved by Sylvania Township trustees.

A very important change is a requirement to include with the request a drawing that generally illustrates what the project will look like, according to Mary Lou O Mara, manager of the township s zoning and development department.

She said the change is not in reaction to a problem but a means to give zoning panel members a clearer idea of a developer s intentions.

Planned developments, she said, are meant to allow flexibility in mixing residential, commercial, and other uses that would normally be separated by zoning districts.

Because some plans may involve unusual uses, officials agreed a diagram would lessen confusion. Brad Peebles, township administrator, said, “a picture is worth a thousand words in describing a new real estate development, particularly with mixed uses.
