Waterville council denies zoning bid

Waterville Village Council yesterday voted against a zoning change request that had some residents concerned about a proposed residential development on the southwest corner of Waterville-Monclova Road and the Toledo, Lake Erie & Western Railroad tracks.

A developer asked that the village change the zoning of a two-acre parcel from A-1 agricultural to R-3 residential.

Several residents said they were concerned that R-3 zoning would allow development that is too dense and would add too much traffic to the area.

Council defeated the zoning change 5-1, with Councilman Norm Witzler dissenting.

"I think people will be a lot happier with residential down there than with anything else that could be built there," he said.

Council voted to approve another zoning request, agreeing to change the zoning from R-2 residential to R-3 residential on a 6.4-acre parcel on the southeast corner of State Rt. 64 and Waterville-Monclova near the Fifth Third Bank branch. Developers have proposed building 10 four-unit villas on the site.

Developments in areas zoned R-3 and R-4 residential will be required to stick to a detailed site plan under new regulations approved yesterday by council.

The village's planning commission will review site plans for any developments proposed for R-3 and R-4 sites.
