Whitehouse: Developer to revise drawings

1/25/2006

A proposed 137-unit residential development at State Route 64 and Finzel Road in Whitehouse is being revised.

River Trace Developers plans to build single-family homes, multifamily townhouses, and space for retail on 47 acres near the southwest corner of the intersection of Route 64 and the south continuation of Finzel Road.

The plans call for multifamily townhouses with 106 family units and 25 villas on 18.8 acres south and west of Blue Creek and about 31 single-family homes on 22.4 acres east of the creek along Finzel Road. Commercial businesses would be in a 5.9-acre section along Route 64.

The single-family homes would have an average lot area of 12,000 square feet and a frontage of 90 feet.

The developer asked the village planning commission on Jan. 9 to table a zoning change required for the development to proceed so it can revise the drawings. The land is under agricultural zoning. Sections of it would be changed to single-family residential, planned-unit development, and commercial.

The developer plans to have new drawings in early March, when the planning commission will hold another public hearing on the zoning change. A public hearing before council scheduled for last week was canceled.

He said some village residents, including one who lived in a River Trace development, spoke in favor of the development because the developer has done good work in other parts of the community.

Mr. Recker said some landowners want to see development because it would raise property values; others have concerns about increased traffic and other problems.
