Rt. 25 under discussion

BOWLING GREEN - A plan to regulate commercial and industrial development along State Rt. 25 north of Bowling Green will be reviewed by the Wood County Planning Commission when it meets at 4 p.m. tomorrow.

Center Township trustees have proposed a supplemental overlay zoning district along the portion of Route 25 through their township. The plan addresses access management, landscaping, and screening, as well as building setback regulations.

Planning Director Dave Steiner has been working with Center, Middleton, and Plain townships on a proposed overlay zone for nearly two years after trustees raised concerns about increasing development along the divided highway.

Mr. Steiner said he would like to see all three townships adopt a uniform plan. He plans to meet with Middleton Township trustees to discuss the issue Wednesday. The planning commission also will:

  • Reconsider a request by Gary and Nancy Haas and David A. Polzin, trustee, to rezone about 31 acres on the east side of Simmons Road north of State Rt. 795 in Perrysburg Township from agricultural and R-2 residential to planned unit development-residential. They want to develop an adult independent-living community of 165 units of two, three, four-unit buildings and multi-family buildings. In January, the commission recommended Perrysburg Township deny the request because the plan showed only one entrance and did not include enough detailed drawings. The applicants have resubmitted their application with a proposed emergency access to the development and more detailed drawings, Mr. Steiner said.

  • Review a preliminary footprint for a proposed Wal-Mart Super Center in Perrysburg Township on the north side of U.S. 20 west of the Crossroads of America shopping center. Mr. Steiner said the developers, Mary Crakner and Atwell-Hicks, need no zoning change, but the township must approve a commercial planned unit development footprint.

  • Consider an amendment to a 1993 plan for a 1.75-acre development called "Hamlet Green" on the south side of River Road east of Ford Road in Perrysburg Township. The footprint, which has been redesigned since it was first approved, contains one condominium building with four units.
