Blueprint for Perrysburg, township zoning revised

A realty and development company needs approval from the city of Perrysburg and Perrysburg Township to begin additional construction in a shopping plaza on U.S. 20.

The township's zoning commission held an informal site plan review yesterday for Phase III of Perrysburg Plaza at Fremont Pike and Thompson Road, which is being developed by First Commercial Realty & Development.

Though the large shopping center, home to Lowe's and Kohl's, is in the township, the city has the right to a site plan review because it will provide water and sewer service.

Rob Black, chairman of the township zoning commission, said the city will review the site plan first, giving the township final approval.

"This is the model for which all other situations like this will be handled," Mr. Black said.

Mr. Black said in past similar situations, the township would grant approval before the city had its review, and wouldn't be made aware of any changes the city made to the site plan.

Mr. Black handed First Commercial representative Ed Dunn a document outlining the site plan review procedures and requirements between the township and city.

Warren Terrace, vice president of First Commercial, told the commission his company already has signed a lease with Best Buy to complete construction by Aug. 1, 2007, making it necessary to break ground before winter.

Zoning Inspector Grant Garn asked Mr. Terrace if final approval from the township in November would suffice, giving the city time to complete its preliminary and final site plan reviews. Mr. Terrace said November would work.

Mr. Dunn said First Commercial was near agreements with Office Max and Bed, Bath, and Beyond, which combined with Best Buy would cover 67,000 square feet. He said national retailers have expressed interest in the remaining space.

Mr. Terrace said the project may cover 150,000 square feet.
