Plans for memory care facility to move forward with zone change
1/11/2017A zoning change cleared the way for a developer to pursue plans to build a memory care assisted-living facility in Sylvania Township.
Township trustees on Tuesday approved a request to change a 0.86-acre lot in the 6800 block of West Sylvania Avenue near North McCord Road from zone C-4 professional office to A-3 agriculture.
That change kicks off the process for Chapel Development LLC to build a memory care facility on that parcel and a portion of the adjoining parcel to the east, which already is zoned A-3.
The total site will be 4.6 acres, said Daryl Graus, Sylvania Township’s planning and zoning manager. The proposed facility will have 64 beds.
“Both the Lucas County Plan Commission and Sylvania Township Zoning Commission unanimously recommended approval of the zone change,” Mr. Graus said before township trustees made their decision, which was also unanimous.
The Farmbrook Estates residential subdivision abuts the parcel to the west, but Mr. Graus said the assisted-living facility will not having any adverse impact on residential properties around it. Plans include a buffer of at least 30 feet between the primary building or parking areas and neighboring residences.
