A new corporate campus could be on its way to Monclova Township after the Lucas County Plan Commission recommended approval of a zoning change yesterday.
SACT Inc. bought 27.4 acres, zoned for agricultural and residential use, west of Jerome Road from the city of Toledo in October.
The company plans to build a corporate headquarters there and requested rezoning most of the land as industrial/office research.
A strip along the western edge bordering the future Waterside condominiums would be rezoned for commercial use.
The requested zoning is in line with the township's master plan as a transition between commercial and residential areas, but James Kennedy, a member of the township zoning commission, said he was concerned that if the project fell through, a future proposal might be too commercial or industrial for the area.
Mr. Kennedy said a planned unit development designation, which the township cannot require, would be reassuring. "We want to know up front what the developer wants to put in there."
Representatives from the developer said a planned unit development designation could be added in the future and agreed to work with the township throughout the site plan process.
In other business, the commissioners recommended re-
zoning about 48 acres in Waterville Township south of Dutch Road and west of Waterville-Monclova Road to allow single-family residences.
The land is part of the Villages at Waterville Landing, which will include 254 acres of residential property and 61 acres of commercial property.
The commissioners also discussed changing the rules so a county appointee could serve as vice chairman.
Currently, the chairman and vice chairman of the Toledo Plan Commission also serve as chairman and vice chairman of the county plan commission. The issue will be researched.
